In fact, once you understand the basics, Section 8 investing isn’t much different than buying a non-Section 8 occupied home.
People constantly ask me what I think about Section 8, and my answer is always the same. I am neutral on the program.
It has its benefits, but there are also clear pros and cons to Section 8 investing that should be well understood.
Ultimately, I believe Section 8 is a tool rather than a strategy. When it makes sense, be open to it. But don’t let an obsession over Section 8 keep you from placing a strong cash paying tenant.
